Can you hold a place before I apply?
Properties are generally leased on a first-come, first-served basis once a completed rental application and required fees are submitted. To increase your chances of securing a unit, apply as soon as possible; A Good Home processes applications in the order received and cannot usually hold a property without an application and payment. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by listing. Typically you will pay the first month’s rent and a security deposit; some properties may also require last month’s rent or additional fees. Management will provide a detailed move-in cost breakdown for each property. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease, which is typically 18 years or older. Applicants under 18 may need a qualified cosigner or guarantor to complete the lease. -
Is the deposit refundable?
Security deposits are generally refundable after move-out, provided lease terms are met and there is no damage beyond normal wear and tear. Deductions may be made for unpaid rent, excessive damage, or required cleaning, and an itemized statement will be provided as required by law. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history criteria. Cosigners must meet financial qualifications and sign a guarantor agreement taking responsibility if the renter defaults. -
You have a property I want to rent. How do I apply?
Applications are usually accepted online. Submit a completed application, the application fee, and required documentation such as proof of income, government ID, and rental references. Applications are reviewed promptly and applicants are notified of next steps. -
I want to get a pet. What do I do?
Review your lease and contact management before bringing a pet. Many properties allow pets with approval and may require a pet deposit, monthly pet rent, breed or size restrictions, or additional screening. Obtain written approval to avoid lease violations. -
I want to move out, but my roommate wants to stay. What do I do?
All lease signatories remain responsible for the lease unless formally released. The roommate who wishes to stay must apply and qualify independently, or the departing renter can help find an approved replacement and complete the required release or lease amendment with A Good Home. -
My lease expiration is coming and I want to move out. What do I do?
Provide written notice of your intent to vacate according to the notice period specified in your lease (commonly 30 days). Submit the notice by the deadline, schedule any required move-out inspection, and follow move-out instructions to ensure proper return of the security deposit. -
Who is responsible for paying for repairs & maintenance requests?
A Good HomeProperty Management coordinates routine maintenance and repairs. Renter are responsible for damages caused by negligence or misuse and may be charged for repairs or replacements. Report maintenance requests promptly through the designated renter portal or contact channel.
